This stunning heritage home sat on a large corner property on Aylmer Street, measuring 39.5 m (129.6 ft) by 58.4 m (191.6 ft). The vastly baron lot was extremely underutilized compared to the lot sizes and zoning by-law in the surrounding area. The neighbourhood was very nice, with access to parks, a community centre and schools, making it an ideal infill project to sever the large lot into three pieces while retaining the dwelling on the corner lot.

The largest challenge was that the house was designated “heritage,” which required additional effort with City Staff. After completing a detailed Heritage Impact Assessment, our vision became a reality. But the largest victory made was when our team discovered that the garage located in the back corner of the lot was originally the Coach House. Although this was not noted heritage by the City, we wanted to preserve this historic artifact. Working with City Staff we designated the Coach House as part of the severance condition, and applied design features to the future building on the new lot so that the Coach House could be seen from the sidewalk for passers by. What exists on these lands today is a combination of history and effective present day planning, adding much needed housing opportunities to the City of Peterborough.
